I have been letting cottages and castles in Gloucestershire, Wiltshire and the Cotswolds since 1992. Although this is a long time to dedicate one’s self to a specific industry with almost every challenge in the book thrown at me, all the same a Letting Agent is always on a steep learning curve but during my time I have been fortunate enough to rent out a great number of houses, each one with its own particular idiosyncrasies!
The principle of the business is to provide as flexible a service as possible for all Landlords. Some Landlords may find their own Tenant but might prefer to use my Tenant referencing service, then use their own Tenancy Agreement but lodge the deposit through SEARLES with the Tenants Deposit Scheme (TDS) (see Legal page of this website) – this is entirely fine. Some Landlords may prefer the whole lettings package from the start, ie arranging the Energy Performance Certificate (EPC) (see Legal page of this website) then the advertising and marketing, the paperwork, the deposit protection, arrange the Inventory at the start of the tenancy with rent collection and liaison between the Tenant throughout the tenancy – again this is absolutely fine. Any combination or part of the services I have to offer are available to Landlords – the main thing is that we get it right for everyone concerned, thus minimising the hassle and headaches!
